The real estate will sell subject to owner approval. A 5% earnest money deposit is due within 24 hours of auction conclusion with the balance due within 30 days. The purchaser will assume the real estate taxes due & payable in May 2025. Possession will be given at final closing. Evidence of good and merchantable title will be furnished in the form of a title insurance commitment in the amount of the purchase price.
